Every few months an agent asks us the same question: is Every Door Direct Mail still worth the money, or has it gone the way of the fax machine? After two decades of printing and mailing for Orange County agents, here is the honest answer — EDDM still works, but only when you use it for the job it is actually good at.

What EDDM is good at

EDDM buys you saturation, not precision. You pick carrier routes and your piece lands in every mailbox on them. That makes it the cheapest way to become the recognizable name in a neighborhood you intend to farm for years. Postage runs roughly $0.19 to $0.22 per piece, and printing a 6x9 or 6x11 postcard lands between $0.39 and $0.82 depending on quantity and stock. For a 1,200-home farm, that is real money — but far less than the commission on one listing.

What it is not good at

If you need to reach 300 specific homeowners — expired listings, absentee owners, a price band, a probate list — EDDM is the wrong tool. You cannot target individuals with it. That is a mailing list job, and paying first-class postage on a tight list will beat blanketing a zip code every time.

Response rates, realistically

A single postcard to a cold farm rarely produces a call. What produces calls is frequency. Agents who mail the same farm 8 to 12 times a year see conversations start somewhere around the third or fourth touch, and listings usually follow in months four through eight. The number we quote clients is a fraction of a percent per mailing — which sounds terrible until you multiply it across a year of consistent touches and one $1.2M listing.

How to make it work

  1. Pick one farm and commit to 12 months. Switching neighborhoods resets the clock.
  2. Keep the design identical in structure — same colors, same photo placement, same logo position — so people recognize you at a glance.
  3. Lead with something useful: a real sold report, a real market number, a real event. Not a headline about how much you love real estate.
  4. Track it. Add a distinct phone number or a short URL so you know what is actually pulling.

Bottom line

EDDM in 2026 is still the lowest-cost way to own mindshare in a neighborhood, as long as you treat it as a campaign rather than a one-off. If you are only going to mail once, save your money and spend it on a targeted list instead.
